Money is not an acceptable topic of conversation among the gently-bred, so I beg forgiveness for breaking the taboo. We people our books with wealthy, dashing characters who are the equivalents of today’s super rich –dukes and earls instead of billionaire corporate tycoons –but haven’t you ever wondered, how rich was “rich” in our period? (Alas, I am STILL working on my revisions of The Magnificent Marquess, so no announcement yet that it is up and available! But very soon….)

An income of £10,000 was considered a threshold to “live the good life” among the Beau Monde, with a regular social life in London as well as the country. This is the income Jane Austen gives Darcy. How far beyond that level of wealth could we expect to find in Regency society? A modest estate in Ireland was said to have paid £1,200 a year, enough to live on “comfortably”. Yet in 1815, just the cost of maintaining a stable for hunting could equal that amount. Jane Austen’s Bennett family lived on an entailed estate that paid £2,000 a year.

 Land was the greatest measure of wealth, and in the Regency period, most of the usable land was tied up in great estates held by the peerage and the landed gentry, so acquiring new land ownership was difficult to accomplish. Land provided the income, through the rents and profit-shares from tenant farmers. At least 10,000 acres were generally needed to yield the requisite £10,000 of income.

A quick survey of the holdings of modern-day descendants of peers from our period yields some insight. The family seat of the Earls of Pembroke (current one is the17th), for example, is Wilton House outside of Salisbury, with 16,000 acres. The Earl of Bathurst’s seat at Cirencester Park is 15,000 acres. Those are single holdings. The current Duke of Devonshire owns 70,000 acres in three counties, the 175-room Chatsworth, and a 200-room castle in Eire that the family rents out. The Duke of Argyll has 81,000 acres. The rents from owning land in London also provided a source of great wealth for some. The Portman riches stem from 100 acres of London real estate held since 1553.

What were other sources of wealth? Government or court appointments with a nice yearly stipend could supplement a rent-based income quite handsomely. There was no investing in a stock market as we know it today, but Miss Crawley in Thackeray’s Vanity Fair, has £70,000 in the 5% funds, which were securities in the national debt (kind of like U.S. Treasury Bonds). This would have given her a yearly income of £3,500. Other investments, for the less well-to-do, were the consols, which paid 3% and were a set of annuities that had been consolidated into one fund. Brummel was said to have made £30,000/year with successful betting on horse races, until his luck turned against him.

How much was a pound worth? Sources vary on this, and equivalents are hard to fix, since modern life is so very different in most ways. How do you compare the cost-of-living? No one is buying carriages these days, and we aren’t using candles to light our homes. I have notes that say a Regency era pound was worth about $50 in 1990’s dollars, but I have also seen a valuation of $33 given for 1988 dollars, and more than twice as much elsewhere! If anyone has more recent figures, or different info, please share? If you use the $50 value, Darcy’s annual income was $500,000 –a handsome sum, to be sure, but far from princely. A man who had an income of £30,000, however, which many of the greater peerage did, had 1.5 million dollars coming in. Hm, maybe now in 2017, the $100= pound valuation does begin to look appropriate? Inflation!!

Taxes were perhaps the heaviest burden on the English populace. Such a vast array of daily necessities and features of good living were taxed, the ability to have or use them was itself a fine mark of one’s status. In The Magnificent Marquess, my heroine is impressed when she sees that Lord Milbourne, my hero, is extravagantly burning candles in his music room –during the day!! Everything from candles to soap was subject to taxation, including windows and servants. Male servants were subject to a higher tax than females. Employers paid a guinea per male servant (21 shillings, or £1.1), a tax instituted in 1777 and not lifted until 1937.

Servants were a necessity for the upper classes. Since a large country estate would include a sizeable house, plus park, gardens, stables, paddocks, and a home farm in addition to all the tenant farms, the army of servants required could be large. Blenheim was said to have employed 180 servants, including both indoor and outdoor. Lord Fitzwilliam employed 70 servants to keep Wentworth Woodhouse running. In the 18th century the “average” number of servants to keep a large country house running was 40.

The wealthiest landowners might own several estates in multiple counties, and while house servants might travel with them from site to site, the servants tending to the physical aspects of each estate stayed there to tend to their continuing duties, requiring a separate set of such workers for each estate. This would include stewards, gamekeepers, gardeners, parkkeepers, dairymaids, stablehands, and a minimal house staff, etc.

The cost of living fashionably in London varied, of course. The Duke of Northumberland might spend £10,000 to run his London establishment in 1810, but if you were of more modest means, like the Bennetts, the average cost of running a London townhouse would be about your entire income for the year, so you would rent one, and only when necessary.

The cost of maintaining a London house did not include such things as a season subscription to a box at the Royal Opera House, which could cost as much as £2,500 (I assume depending on the box location). A 3 month subscription to Almack’s for the weekly Wednesday night dinners with supper “only” cost 10 guineas, or £10.10, but was worth a great deal more in terms of social consequence!

That £10 doesn’t sound like much, but consider that a governess might only be paid about £12 per year (although she also received room and board); a Private in the military might only earn £7.7 per year after deductions for food and some other expenses. Compare the Bennett’s income to that of an average clergyman, who might be paid £150/year, or less. Curates might earn £50/year if they were fortunate. Compare that to Byron’s rent for his London lodgings, at 4 guineas per week, or about £230 a year.

Other trappings of wealth were also dear. A carriage could cost between 45 and 100 guineas ($2,475-$5,500 @ $50=pound), depending on the size and style; a pair of horses to pull that carriage could cost another 50-65 guineas. (Then you might also need a coachman to drive it.)   Renovations to a London house or country seat could run into hundreds of thousands of pounds: the Londonderrys spent £200,000 on Holdernesse House, and the Lambs spent £100,000 on Melbourne Park. Lavish entertaining was expected of the rich. In 1799 the Duke of Rutland turned 21 and spent £5,000 for food and entertainment for a 3-day celebration at Belvoir Castle.

No release date yet for The Magnificent Marquess! Possibly end of this month? Or early May? In the meantime, I’d like to share a recent, new-to-me discovery.

Do you listen to the radio all day or play music on your computer while you work? In the Regency, was there any way to listen to music that wasn’t being performed on live instruments? Actually, there was. You might have received the gift of a music box from your forever-love, or at least have been wealthy enough to own one. Or your parents’ parlour might sport an automaton of singing birds!

I was inspired to explore this topic by my recent visit to Phoenix, Arizona, where we visited the very impressive Musical Instrument Museum (affectionately known as “the MIM”). The international collection there ranges from some very early and exotic instruments to items as recent as the broken guitar Adam Levine threw into the air during a Maroon Five concert. Many of the instruments are gorgeously decorated works of art beyond their artistic function. But I digress.

When I’m in museums I admit I tend to focus on anything that is from our period (obsessed much?). At the MIM I thoroughly enjoyed seeing guitars and pianofortes that were played by upper class women and made during the Regency. I was delighted to discover a video clip from Pride & Prejudice used to illustrate the significant social role of such musical performance.   But I already knew about those things. My favorite discovery was some early music boxes in the “mechanical music” room. I had never thought about when those first became available. Did you know that musical snuff boxes were the forerunners of the modern music box?

As with most inventions, earlier developments led to a needed breakthrough in technology. For music boxes, those steps included the 14th or 15th century creation of mechanisms for playing carillons in bell towers,  and the realization by German clockmakers that small bells and the rotating cylinder could be combined with clockworks to produce chiming or musical clocks. In the17th century the first fully automated musical clock was created in Germany, and the first “repeater” pocket watch was created in England.

I’m not going to give the whole history with dates and names in this blogpost (especially since sources don’t all agree), but in the 18th century watches and snuffboxes were being made that played tunes using a tiny pinned cylinder or disc and bells.

The generally accepted big change happened in 1796 when Swiss watchmaker Antoine Favre-Salomon (1734–1820) — some sources name him as Louis Favre –replaced the tiny bells with a small, resonating steel “comb” tuned by varying the lengths of the “teeth”.  This snuff-box music box showing the working cylinder and comb is in the MIM in Phoenix.

Favre’s invention not only saved space but also allowed more complex sounds. In 1800 another Swiss watchmaker, Isaac Daniel Piguet, used a pinned disc with radially arranged steel teeth. Watchmakers were the first to produce music boxes. But by 1811 the first specialized factory for making music boxes was established in Saint-Croix, Switzerland, and by 1815, 10% of Swiss exports were music boxes. A new fad for the wealthy was born!

There’s a story that Beethoven was so charmed by a music box that he composed a piece especially for the music box maker.  Improvements soon included adding more teeth to the comb, methods to shift the cylinder or disc position to play more than one tune, and experimenting with different types of wood to improve music box resonance. Here is a picture from the MIM of a piano-shaped music box c. 1835 that was also a lady’s sewing box.   Music boxes became more and more elaborate over the course of the 19th century, and also less costly. The music box industry in Europe and America eventually employed more than 100,000 people. The invention of the player piano and then the phonograph put most of the makers out of business by the early 20th century.

Let me not forget the singing birds! Those have a long history, too, but the first mechanical birds that “sang” are generally credited to the Jaquet-Droz brothers, clock and automaton makers from La Chaux-de-Fonds, in 1780. The same sort of mechanism as music boxes provided their sounds. Singing bird automatons were a fad for the parents or grandparents of our Regency characters, so there is no reason why a set might not still be lurking in a parlour, or parked in the attics of the family home. Automatons could be the topic of another entire post, a separate fascinating rabbit hole!

How much do you know about LGBT history during the Regency period? Today we offer you a guest post by writer Graham Stokes (who happens to be Risky Gail Eastwood’s son).

 As most of you probably know, June is LGBT Pride Month. The month is generally filled with gregarious celebrations commemorating the Stonewall Riots which occurred on June 28, 1969 and launched the modern LGBT rights movement as it is known today. But the history of the LGBT community goes back much farther than that. Here’s a glimpse of it specifically during the Regency period.

To start, let’s talk terms. Of the words that make up the acronym LGBT, only the word “lesbian” was used in the Regency with the same meaning as it has today. Even though we’ve used “queer” in our post title, it actually just meant weird or deviant back then, without any specifically sexual connotation. Homosexuals were known as “mollies”. Some sources say this was an evolution of 18th century slang when a “Molly” meant an effeminate man.

In the British Empire, not only was homosexual behavior between men still illegal in the Regency era, it still carried the possibility of a death sentence. Homosexual and transgender people were forced into hiding. Taverns, coffee houses, and other businesses that could provide cover for them were called “molly houses”.

Molly houses were primarily establishments where men could meet other men –or male prostitutes, a practice that was increasingly common by the Regency period –for sexual encounters. However, these houses were also the hub of what little community there was for LGBT people.  Cross-dressing was commonplace inside molly houses. Some outdoor locations, such as public toilets and certain public parks and thoroughfares, became known as “molly markets” but served much the same purpose as molly houses.

For convenience (of the authorities), pillories were often built near these places, because of how frequently offenders were placed in them. Ironically, this meant that pillories often became an identifier of a place where a molly market might be, rather than a deterrent from seeking one.

Early in 1810, James Cook and someone named Yardley (full name unknown) opened a molly house on Vere Street called the White Swan. Both men would later claim they had wives and kids, were completely straight, and were only operating the molly house for the money. On July 8, less than six months after the White Swan opened, Bow Street Runners raided the place.

This Vere Street coterie, as it was called, was reported in every newspaper. Twenty-seven men were arrested, though only eight were prosecuted and convicted for the crime of buggery. Six of them, convicted only of “attempted sodomy” (a subset of the umbrella term “buggery”), were pilloried in the Haymarket on September 27. A large and unruly crowd came out to watch the punishment and hurl things –reportedly including dead cats –at the “mollies”. The city was forced to deploy 200 armed constables to prevent anything worse from happening.

The following spring, on March 7, 1811, 46-year old John Hepburn and 16-year old drummer boy Thomas White –both convicted of engaging in the actual act of sodomy –were hung despite neither of them being present at the White Swan at the actual time of the raid. The lawyer Robert Holloway would write a book about the incident, published in 1813, entitled The Phoenix of Sodom.

This would not be the end of the scandal stirred up by the Vere Street coterie. The Weekly Dispatch reported that the Reverend John Church had been performing false marriages between the male clients of the White Swan. The rumors are, at this point, unprovable but the modern LGBT community of the UK claims John Church performed the first same-sex marriages in England. For his part, Reverend Church denied the accusations, claiming they had been started by his rivals in the clergy. He took legal action against the Weekly Dispatch to ensure such stories were not reported again.

However, in 1816, Church became involved in another scandal when he was arrested on charges and this time convicted of attempted sodomy. The trial took more than a year. Upon the news of the verdict, a large crowd burned an effigy of him at his church, the Obelisk Tabernacle. Rev. Church was sentenced to two years in prison. He resumed his career as a minister after his release, and was not involved in any more scandals afterwards.

The validity of the accusations against Church is certainly questionable, as false accusations of sodomy were not unheard of. In his memoirs, radical speaker Henry Hunt recalled the supporters of his opponents frequently heckling him with remarks that suggested he was engaging in buggery. In 1811, the Lord Bishop of Clogher, Percy Jocelyn, was accused of “committing unnatural acts with another man” by a man named James Byrne. The Bishop took legal action against the accusations that he stated were false.

Given a lack of evidence to support the accusations, and considering the Bishop’s membership in the Society for the Suppression of Vice –an organization responsible for many raids on molly houses –the court sentenced Byrne to three floggings and two years in prison. Byrne nearly died from the first two floggings, so he recanted his accusation and the third flogging was canceled.

 Byrne’s accusations, however, had not been forgotten by 1822, when Bishop Percy Jocelyn was caught in the act of buggering a soldier named John Moverly. The ensuing scandal, taking into account the bishop’s hypocrisy and high social standing, was so vicious that the moral superiority of every clergyman in England was called into question. The scandal reverberated throughout society. Lord Castlereagh’s suicide less than a month afterwards is said now to have been because he was being blackmailed for “preferring men.” As for the Bishop, he was fortunate to have the means to escape from England to France. 

 

France had decriminalized sodomy in 1791, and when Napoleon created a new penal code in 1810 he carried over the entire lack of laws banning sodomy. As a result, Paris became something of a “hot spot” for homosexual and transgender individuals. No laws existed to protect them, and the behavior was certainly not accepted, but Bishop Percy Jocelyn was still able to take up residence in Paris under his own name and was welcomed into French society. Indeed, the entire French Empire was something of a different, freer experience for homosexual people than it was anywhere else in the world.

Details about life as a homosexual woman during this time period are scarce. Romantic relationships between women were — and often still are — misconstrued as passionate friendships. In cases where such friendships were discovered to have a sexual nature to them, legal action was typically not pursued against the offenders. Even if it was, the laws were much more lenient in regards to lesbian behavior. Of course, women were much less able to secure any sort of financial stability for themselves without a husband, so most lesbians chose to marry and carry out their affairs in the most secretive of ways. Only a handful (that we know of) were able to get by without a husband.

 The Ladies of Llangollen were two such women — Eleanor Butler and Sarah Ponsonby, who had a romantic relationship for over 50 years. Defying their families, the two established an estate in Wales, called Plas Newydd, rather than enter into marriages with men they did not love. Though they incurred significant debt in order to have a staff, they survived on the generosity of friends until a fascinated Queen Charlotte convinced King George III to grant them a pension.

Plas Newydd became something of a haven for writers during the Regency era, especially since the couple living there could afford to keep it. Another, even more notable, lesbian of the time was Anne Lister, who was a guest at Plas Newydd on occasion and who kept an explicit diary (in code). She had secured a position amongst the landed gentry, having inherited a good amount of wealth and a manor in Yorkshire called Shibden Hall. Because of her position, she was able to survive securely without ever marrying a man.

Details on transgender individuals are even harder to find. This isn’t just because being transgender was such an unexplored concept at the time, but because there was a lot of cross-dressing that went on for other reasons even though it was highly illegal. There were frequently men who dressed in women’s clothing at molly houses, and these likely were male-to-female transgender folks. Beyond those, however, there were practical reasons. Were women living as men transgender, or simply trying to escape restrictive gender roles? It’s hardly a secret by now that some women entered military service pretending to be men. In 1812, two men dressed as women calling themselves “General Ludd’s wives” led an attack on a factory owner’s home — but this was most likely to obscure their identities rather than because they actually identified as women.

I know you understand the issues –I think all of us here tend to be research geeks. Sometimes it’s hard to pull ourselves away from the endless journey of searching out more information, more fascinating details –just a little more time, or just one more day…. Not everyone gets it. Back in the days before the Internet (I know, I’m old) I was so lost in the pages of the London Times from 1813, peering at the screen of one of those God-awful microfiche scanning machines in a library basement, I forgot one child’s orthodontist appointment, a whole afternoon, plus dinner, and oh boy, the looks I got when I finally went home!!!

The Internet has been both a blessing and a curse. So much is now available at our fingertips, but there are so many more rabbit holes to fall down!! Those were less likely to occur in the pre-Internet days. When I could only get information I needed for The Captain’s Dilemma (orig pub date 1995) by traveling to England and visiting special libraries (both military and civilian), you can bet I stayed on point for pretty much every minute I was over there! No rabbit holes. But the time thing, well, that was still an issue. Traveling alone was a blessing so there were no dinner appointments to make or other people’s schedules to accommodate. I guess there’s never enough time, no matter which way we research!

But now if we’re lost in the wonderful feast of Internet information, we may not even notice we’re down a rabbit hole until we’re pretty far down, LOL!  Does anyone else think the ease of Internet surfing has made research even more addictive?

Not to mention things like Pinterest!! How many of you have Pinterest boards set up for details of clothing, heroes, heroines, ideas for cover art, period room décor, views that inspire you –do I need to list more? Totally addictive. Every time Pinterest sends me an email with “suggestions” for my boards, I try to delete it, I really do. And sometimes succeed. But sometimes I just-can’t-stop-myself! My finger hovers, then clicks the fatal button and there goes a precious half-hour or more. But sometimes I find really helpful pictures that somehow escaped previous discovery.

For The Magnificent Marquess, I set up a board on Pinterest to collect pictures of East Indian artifacts that Lord Milbourne might have in his London townhouse after living in India. So many beautiful things!! They inspired me but I had to be careful not to put them all into the story!! (It’s called East Indian design, under Gail Eastwood-Stokes.) However, I’ve discovered readers can be interested in these things too. Am I the last one to figure this out? I just did a tea party with Cerise DeLand and Susana Ellis where I posted this silver tea pot  very similar to one my marquess uses in the story. I was astonished by all the love!! But then, I loved it, so why wouldn’t others?

On Facebook I’ve posted this picture of some gorgeous Indian teacups that were too beautiful not to use in the book. Just for fun, here’s the excerpt from fairly early in The Magnificent Marquess where both these cups and the silver teapot similar to the one above make their appearance.

The hero is serving tea to the heroine (I can’t explain why without giving spoilers):  “I must compliment you on your fetching ensemble,” Lord Milbourne said, picking up the silver teapot and pouring tea into one china cup. Was he fighting a smile? She could not quite tell. “It is so fitting to the occasion, for one thing. If I had a wife, I would make certain to take down the name of your modiste.”
Now he was openly roasting her! Apparently she was not already miserable enough. He added milk and sugar to her cup without asking, and held it out to her. She moved to the tea table and took the cup from him in suffering silence. She took a biscuit, although she was not certain she would be able to swallow anything solid, with her heart in her throat. He poured a glass of brandy for himself.
“Ah-h. One of the smaller but no less happy benefits of the war being over,” he said, holding the glass up and taking a deep, appreciative sniff. “Please, do sit. Otherwise I shall feel obliged to remain standing. In the company of a lady, and all.”
She dropped into the nearest chair, biting her lip. What he must think of her now! His tone said it all. How silly of her mother to have feared that she would ruin her sister’s chances with her blue-stocking ways! She had done a far more thorough job of it now, in a way her mother could never, ever, have imagined.
She sipped the tea, just now noting how exquisite the cup was. A little taller than usual, it was made of thin white porcelain and decorated so thickly with gold leaves, flowers, and vines that at first glance it appeared to be made of gleaming solid gold. The tea set on the table, too, at first appeared to be beautifully made but conventional in shape and design. It was only when she looked closer that she realized the silver pieces were covered with the same sorts of natural motifs she had seen on the walls and carved screens. The knobs and spout supports were flowers. Had every single thing in the house been brought with him from India?

I was tempted to make this post chock full of pictures from my East Indian Pinterest board –be glad I spared you (even though most of them are stunning!!). If you look there, just know you have to scroll down past all the weapons (Lord Milbourne has a collection of those on his library wall). Even some of those are pretty amazingly beautiful!

I am in throes of getting bids for repairing bathrooms in my house. This is not my idea of fun! Getting contractors to come, let alone receiving bids from them after they’ve come, is a struggle. Do you think it was this way back in the Regency when people wanted to remodel or refurbish their homes? I wonder, because people did seem to do a lot of “improvements”.

One of the story threads in The Magnificent Marquess that I enjoyed writing was my hero’s on-going effort to recreate a slice of India through “improvements” to his grand Grosvenor Square residence (which of course fascinates my heroine). Eventually he is persuaded to hold a reception and invite most of London’s elite to come see it. There is no hint that he has any trouble hiring craftsmen and workers to carry out his plans. Nor do any actual accounts I have run across indicate that this was a problem during the Regency. I have the sense that people were more concerned with hiring the “best” builders and craftspeople –the best known, for the purposes of status, as well as the best in quality work.

I am occasionally amazed by the ambitious undertakings they often did…relocating entrances, even stairwells….but it helps to have an understanding of the role not only of changing tastes in home fashion and design, but economics, too.  For instance the tax on windows…or changing attitudes towards bathing & cleanliness (in the late Regency adding a room for bathing was one of the things people did).

Prinny spent huge sums on improvements to the various royal residences and set a trend of course by doing so, since people emulated whatever the royals were doing. Between 1787 and 1815 he hired a series of architects to make improvements of his residence in Brighton, ending with John Nash to remake Henry Holland’s villa into the palatial and exotic Brighton Pavillion (1815-1822).   He also hired Nash to turn Carlton House, which after spending huge sums to have it built in 1786 the Prince Regent now found “antiquated, rundown, and decrepit”, into Carlton House Terrace (1827-1833). He wanted Nash to replace it by remaking Buckingham House into a new palace (begun 1825), although he ultimately did not live to see it finished, and Nash was dismissed from that project.

Other famous properties improved around this time included Syon House, the showpiece of Robert Adam’s designs from the 1760’s. The 3rd Duke of Northumberland had the entire house refaced in Bath stone and added a porte cochere in the 1820’s. Wikipedia notes that “This remodelling is thought to have been done by the architect Thomas Cady, who had worked on previous estates belonging to the Percy family.The website for Syon House also notes “Domestic imperatives were addressed with a new range of kitchens and the construction of the Oak Passage,” but I’m not sure of the date –that may have been post-Regency, as new technologies became available.

The prominent architect Jeffry Wyatt did most of his work remodeling and making additions and improvements to existing properties, including such great houses as Longleat in Wiltshire, Wollaton Hall in Nottinghamshire and Chatsworth in Derbyshire. According to writer Derek Linstrum, (Linstrum, Derek. “Wyatville (formerly Wyatt), Jeffry (1766-1840).” The Oxford Dictionary of National Biography. Online ed.), this was to be expected in an era when such work “had become almost an obsession” because of the desire “to answer new demands for comfort and convenience, or to express an advancement in the aristocratic hierarchy.”  (See more about Wyatt below.)

The “Survey of London” is one of my favorite sources for checking out what people did to their houses, whether they were living in them or simply owned and rented them out.

While this example for No. 4 Grosvenor Square predates the Regency, I love the details, including the builder Henry Flitcroft’s conclusion at the end of his report to the Earl of Malden. We can all only hope our projects will be “pursued with all proper dispatch”!!

‘The Works at your House in Grosvenor Square go on very well, and as fast as the Nature of them will permit, the Steps are made down to the Lower offices by your Lordshipp’s dressing room, and I have had 3 useless Doorways, and 7 blanks or holow places in ye Lower Story walld up Solid, which is a great strengthening to the Lower part of the House, the Bricklayers are Now at Work upon the Blanks and useless doorways which your Lordshipp Ordered to be walled up on the Hall floor, which will add much strength to ye House, the Plaisterers are got to Work on ye Celing, (fn. 2) ye Doorway of the Front is altering, and when that is done I shall order the wall of the Back stair case to be underpinned. When that is done I hope to be able to report the House secure. ‘The fitting up ye Dining Room (which will be a very good one) and the Hall etc. will be pursued with all proper dispatch, and hope to have done the Whole in about two Months time …’. The exterior improvements at No. 88 Brook Street (formerly No. 33) are very typical to bring an older house into the current fashion during the Regency, with the longer “French” windows and ironwork: “In 1822–4 C. R. Cockerell made alterations for the lessee Henry Trail costing £3,384. (fn. 99) It must have been at about that period—and therefore just possibly at his hands—that the first-floor windows were lengthened and a continuous iron balcony and projecting Ionic porch added.”  The same treatment can be seen in this photo of No. 36 Brook Street. 

The story for No. 39 (formerly No. 50) Brook Street is especially interesting because the home’s resident was Sir Jeffry Wyatville, originally known as Jeffry Wyatt (1766-1840), one of the prominent architects working during the Regency. According to a biography at http://www.victorianweb.org/victorian/art/architecture/wyattville/index.html, Wyatt was a member of a well-known dynasty of successful, prominent architects. At the time he was apprenticed to his uncle James Wyatt, the latter was considered “the most fashionable of London architects” and in 1796 was Surveyor-General and Comptroller of the Office of Works. Jeffry, however, followed his own more modern path to success, forming a partnership with John Armstrong, a prominent carpenter and building contractor, whose workshops and timber yard were located on the triangular site at the corner of Brook’s Mews and Avery Row, behind No. 39 (then 50) Brook Street. According to writer Kenneth Allinson, “This was the kind of move which some architects, like John Soane, looked down on; but it demonstrated that “the age of professionalism had arrived” (Allinson, Kenneth. Architects and Architecture of London: A Celebration of the Significant Architects Who Have Contributed to the Fabric of the Capital. Oxford: Architectural Press, 2008 p.131).

Wyatt went on to serve “an extraordinarily distinguished clientele”, including seventeen Earls and “a grand total of four sovereigns.” Wyatt won the commission to “restore, alter and extend Windsor Castle against stiff competition from Sir John Soane, John Nash and Robert Smirke”, and in 1828 he was knighted for his work.

In 1802 Jeffry Wyatt obtained sole possession of No. 39 Brook Street. He was granted a sixty-three-year lease of the house on payment of a fine of £2,556 and, “after reroofing it and carrying out various repairs costing nearly £1,000, he lived there until his death in 1840.”

However, in 1821 “Wyatt was dismayed to find that ‘owing to the vicinity of the great common sewer [i.e. the Tyburn Brook, flowing beneath Avery Row] the water has evidently found its way to the foundation of my house, and it is now absolutely splitting into two pieces’. He calculated the cost of repairs at £3,000 and asked for a longer leasehold term as compensation.

Wyatt did undertake a thorough repair and reconstruction, for the ratebooks record that the house was empty for three quarters of 1821 and half of 1822 and was being ‘rebuilt’. The work comprised complete refronting as well as alterations to the interior. At the same time a large new wing was built extending back at right angles from the house. This contained a drawing office on the ground floor with a gallery above for the reception of clients (fig. 11). In 1823 he reported that these works had cost more than £5,000 and again asked for some amendment of the lease in his favour. Eventually in 1827 a new lease which included the workshops and timber yard at the corner of Brook’s Mews and Avery Row was granted to 1887 at an increased annual rent.”

The most distinctive feature of the rebuilt front (Plate 22a in vol. XXXIX) is the domed, curved corner bow, which originally contained an ingenious circular entrance hall. (The storefront shown in the photo was added in 1927.)   The shallow lead dome surmounting the bow is a feature which Wyatt had adopted from the repertoire of his uncle, builder/architect Samuel Wyatt, whilst the stuccoed façade, framed with panelled pilasters, is another distinctive feature of Jeffry Wyatt’s classical work, to be seen at Chatsworth, for instance. Though the original early eighteenth-century staircase, with three alternating patterns of twisted balusters per step and carved step-ends, was retained (Plate 4a, fig. 12), the top of the well was remodelled and given a glazed lantern, the Carolean-style frieze here being derived from Windsor Castle, and evidently a conscious attempt to conform to the ‘antique’ appearance of the staircase. The rear rooms on the ground and first floors have ceilings of exceedingly shallow segmental form. The new gallery at the rear (Plate 4c), approached through high double doors, has a less shallow segmental ceiling, originally toplit, and square alcoves half way down each side, one of which contained a patent stove (now replaced by a chimneypiece). Given the extensive work needed on this one, all I can think is how fortunate it was that the leaseholder was a great architect!! And it makes me feel a little better about the extensive work one of my bathrooms is going to need, LOL.
